Membership & billing

What does membership cost?
Founding seats are $77 a month, locked at that rate for as long as you stay. When the founding seats are gone the price goes to $97. Annual is ten percent off the year, paid once, and includes a private ninety-minute session with me and a printed copy of The REbuild.
Can I cancel? Is there a contract?
Cancel any time from your own account. No contract, no phone call, no retention script. If you cancel, you keep access through the period you already paid for.
What happens to my rate if I leave and come back?
The founding rate does not follow you out the door. If you rejoin later you pay whatever the going rate is then. I would rather you stay because it is working than because you are trapped, so leave honestly if it is not.
Do you offer refunds?
Monthly membership does not need refunds, because your first live call is free before you ever pay and you can cancel any time after. Annual seats can be refunded within the first thirty days, less the months you have used. Compare that to the no-refund policies common in this space before you decide.
Is the first call really free?
Yes. Sit in one full call before any money changes hands. You will know in ninety minutes whether this room is for you. If it is not, nothing happens and we stay friends.

The calls

When are the calls, and what if I cannot make them?
One live ninety-minute call each week, same day and time so it can become a habit. Every call is recorded and posted the same day. You can also submit your five numbers and a question ahead of time, so the room works your issue even when you are not there.
How do hot seats get chosen?
A rotation, so everyone who wants one gets one. Live deals with real deadlines jump the line, and annual members get priority when two requests tie. Ask for a seat by posting the deal and your numbers ahead of the call.
What actually happens on a hot seat?
You share the deal, the number that worries you, and the decision you are facing. We put it in the underwriting calculator on screen and work it out loud: the possibilities, the risks, what I would check next, and what the room sees that you cannot. You leave with a decision, not a list of opinions.
How much time does this take each week?
Ninety minutes for the call, five minutes to post your numbers, and whatever your one committed move takes. If you are slammed, watch the replay at speed and post anyway. Busy is fine. Hiding is the only thing that does not work here.

The community

What is in the community between calls?
The member space is where the room keeps talking: deals posted at 9pm getting real eyes, lender and vendor referrals, partner match-ups for markets you cannot reach alone, and the scoreboard thread where commitments live. It is capped small enough that people actually answer.
Is what I share confidential?
What is said in the room stays in the room. That is a condition of membership, not a suggestion. You will be sharing real numbers, and so will everyone else; the room only works if nobody performs and nobody repeats.
Can I pitch my deal, fund, or service to members?
You can post a deal you are genuinely working and ask for eyes or a partner. You cannot join to sell: no funds fishing for LPs, no service providers prospecting, no affiliate links. One warning, then removal without refund. The room is for operators, not audiences.
Will I find partners here?
Members have complementary gaps: one has capital and no time, another has time and no deal flow, a third has a market cornered and no partner. The community exists so those people find each other. Vet each other like adults; partnership structure is literally a chapter of the book, and we work it on calls.

The book & tools

Do I really get The REbuild free?
Yes. All 456 pages in every format, the day you join, plus every future edition. Annual members also get a printed copy mailed. The weekly teaching block comes straight from the book, so the room and the manual compound each other.
What if I already bought the book?
Then you already know how I think, and the Circle is where it gets applied to your actual deals. Your purchase also counts: email your receipt and your first paid month is on me.
What tools come with a seat?
The underwriting calculator (free for everyone, forever, at UnderwritingCalculator.com), the Field Kit of operating checklists, the printable Formula Cards, and the worksheets from the book. We use them live so you learn them by watching them work.

Fit & expectations

Do I need to own property already?
No, but you should be actively working toward it, with offers going out. If you are earlier than that, start with the book and the free calculator; they stand alone, and the Circle will still be here when you are moving.
Is this only self-storage?
Storage is my core asset and comes up most, but members run rentals, small multifamily, flips, and operating businesses. Underwriting discipline, systems, capital, and team building transfer across all of it.
Will you tell me what to invest in?
No. This is operators helping operators think clearly, not financial, legal, or tax advice. You will leave calls with sharper numbers and a clearer decision, and you will still run it past your own attorney and CPA. Anyone who promises you a guaranteed deal is selling something.
What makes this different from the big-name programs?
Price on the page instead of hidden behind a sales call. Cancel any time instead of no refunds. A cap instead of a stadium. A published minute-by-minute call format instead of vague coaching. And an operator who is still operating: storage, apartments, restaurants, and the scars that come with them.
